SPECIAL PROJECTS UPDATE

 

MODIFICATION COMMITTEE

 Due to the Christmas and New Year's holidays, the Modification Committee will not convene on Wednesday, December 25, and Wednesday, January 1. The final meeting of the committee for 2024 will be held on December 18, and regular meetings will resume on Wednesday, January 8, 2025. 

 

TRASH PICKUP

Trash and bulk pickup service will be suspended on Wednesday, December 25, and will instead occur on Thursday, December 26.

 

CHRISTMAS HOLIDAY

We are asking all residents to please take a moment to start preparing your guest list for the Christmas holiday. 

This will avoid heavy traffic at the front gate which will cause numerous delays. Be advised Lake Charles has a Holiday guest guideline in place.  

If your guest is not placed on the list or called in, they will be refused entry,

asked to U-turn and exit the property.  

 

ELECTRONIC VOTING

The association has initiated the registration process for units that have consented to vote electronically. These units should expect to receive an activation email from ONR to participate in the electronic voting for the 2025 Annual Owners' Meeting. Please be advised that the registration email will be sent to the email address on file. We encourage you to monitor your inbox and check your spam folder, as the email may be directed there.

TOYS FOR TOTS

This is a reminder that the annual 'Toys for Tots' toy drive will conclude on December 17. If you wish to contribute, please bring your gifts to the office and place them in the designated collection box.

THANKSGIVING HOLIDAY

 

We are asking all residents to please take a moment to start preparing your guest list for the Thanksgiving holiday. 

This will avoid heavy traffic at the front gate which will cause numerous delays. Be advised Lake Charles has a Holiday guest guideline in place.  

If your guest is not placed on the list or called in, they will be refused entry,

asked to U-turn and exit the property.  

 

CHRISTMAS DECORATIONS

 

As many of you have begun installing your Christmas decorations, we would like to remind you of a few important guidelines:

Decorations placed on hedges or bushes will result in those areas not being trimmed by Yellowstone to prevent any damage to the decorations.

Yellowstone will not mow within a 2-foot radius of exterior decorations to avoid damaging them.

Please remember that decorations may not be turned on until December 1.

 

THANKSGIVING OFFICE HOURS

 

The HOA office will close at 2 pm today for the Thanksgiving holiday, and will remain closed until Monday, December 2 at 9:00 am.

 

SPECIAL PROJECTS UPDATE

Christmas Happy Hour - Friday, December 6 at 5:30 PM

Bring a covered dish or dessert to share.  BYOB

 

Holiday Golf Cart Parade - Sunday, December 8 at 5:30 PM

Golf carts to line up at the tennis/pickleball courts at 5:15 PM.

The parade will go around Lake Charles Circle.

Come to the clubhouse following the parade to see who won Best Overall and enjoy light refreshments.

 

ANNUAL MEETING

The Lake Charles Annual Owners Meeting is scheduled for Monday, February 24. The first notice of the Annual Meeting will be mailed to all owners next week.

Owners interested in running for a position on the Board of Directors must complete the Board Candidate Form included in the mailing and submit it to the office no later than 4:00 PM on Friday, January 24.

The association will offer electronic voting as part of the voting process. If you wish to vote electronically, please complete the attached consent form and submit it to Jonathan Luisi. Owners who provided consent last year are not required to do so again this year.

SPECIAL PROJECTS UPDATE

BOARD OF DIRECTORS MEETING HOW DID THEY VOTE

1. The October 17 meeting minutes were approved.  The approved minutes were uploaded to the resident portal for review.

2. The October financial was presented to the community.  The financial and the financial summary report has been uploaded to the resident portal for review.

3. The 2025 Annual Meeting Resolution was approved.  This resolution will be included in the mailing of the 1st Notice of Annual Meeting, which will be mailed in December.

4. Creative Measures has been approved to treat the Ganoderma located behind 1635 Harbour Isles and remove the leaning palm behind 1608 Harbour Isles.

5. Automatic Access & Video has been approved to replace the rear exit gate swing arm.

6. Barefoot Pools was approved to install cartridge filters for the hot tub.

7. Solis Roofing was approved to repair the roof leak located at 1575 Harbour Isles.

8. Stratus Building Solutions was approved to complete a deep cleaning of the clubhouse and office.

SPECIAL PROJECTS UPDATE

PAVER DRIVEWAYS

 Management has observed several instances where driveway pavers exceed the allowable 1/2-inch variance from the sidewalk, as outlined in Rule 36: Paver Driveways. This serves as a reminder that paver height must be level with the sidewalk and cannot exceed a 1/2-inch difference. Starting December 2, staff will begin inspecting driveways to ensure compliance with this regulation. 

 

HAWK IS OUT

Please be mindful of your speed and making a complete stop at all stop signs.

PICKLEBALL COURT CONVERSION PROJECT

The Pickleball court conversion project is currently underway, and we are targeting completion by the end of next week. We will provide updates as the project approaches its conclusion. 

 

MIAMI GUTTERS

We have identified several street gutter locations within the community that retain water. The office has received one quote and is expecting two additional quotes. We hope to secure approval for this project at the next board meeting. 

 

HALLOWEEN DECORATIONS

We hope all residents had a happy and safe Halloween. This is a friendly reminder that residents have until November 10 to remove all exterior Halloween decorations. 

 

MULCH INSTALLATION

At the last board meeting, the board approved the installation of mulch in several areas of the property, including the front and back gate medians, the clubhouse, and both clubhouse parking lots. We are aiming to commence installation next week to enhance the community in time for the holiday season. 

 

OAK TREE TRIMMING

 

The trimming of the common area oak trees is scheduled to begin in late November. Once PCF provides the specific date, I will share an update accordingly.

 

DAYLIGHT SAVINGS TIME ENDS

 

Please remember that on Sunday, November 3, Daylight Savings Time will come to an end. Be sure to set your clocks back one hour.

This is a reminder for those who have submitted roof replacement applications. Once your modification has been approved, please ensure you collect your submitted roof tiles from the office.

Please note that any tiles not picked up will be disposed of.

 

REAL ESTATE SIGNS

This is a reminder for those with units currently for sale. According to the association's rules and regulations, only one open house sign is permitted in front of each unit. Additionally, real estate signs are not allowed in the common areas.

Please ensure that your realtors are aware of this policy. Any signs placed in the common areas will be removed without prior notice.

St. Lucie County residents are invited to participate in a shredding event hosted by the St. Lucie County Clerk of the Circuit Court & Controller. The event will be held on October 25 from 11:00 AM to 2:00 PM at the St. Lucie County Clerk’s Annex, located at 250 NW Country Club Drive, Port St. Lucie, FL 34986.

 

Residents may bring up to three banker boxes of documents per vehicle to be shredded on-site. This is a drive-up event for your convenience.

 

We encourage you to take advantage of this opportunity to securely dispose of your personal documents.

TENNIS COURT CLOSED FOR PICKLEBALL CONVERSION


The tennis court is currently closed for the pickleball conversion project.  

We anticipate that this project will take approximately one week to complete, weather permitting.

The final design features a hybrid court on the eastern side, closer to the clubhouse, accommodating both tennis and pickleball.  

The western side will include two pickleball courts, with the existing tennis net serving as a divider between them.

WEEK ENDING 10/11/24

 

HURRICANE UPDATES

We hope that all residents are safe and well following the recent storm. In light of the storm's impact, please be advised of the following temporary measures until further notice:

1. The pool will remain closed until the pool company has completed a thorough cleaning.

2. The association will temporarily suspend the enforcement of the "no debris at the bottom of the driveway" rule.

3. Residents will be allowed additional time to remove their shutters. While the usual requirement is to have shutters removed within 48 hours of the storm's passage, the association is extending the deadline until Monday for shutter removal.

I have observed three street lights that have fallen. These have been reported to FPL for repair.

Additionally, Yellowstone began the cleanup efforts yesterday and is currently working throughout the community to remove debris.

WEEK ENDING 10/4/24

 

SPECIAL PROJECTS UPDATE

 

YELLOWSTONE MOWING SCHEDULE

Yellowstone will begin their bi-weekly mowing schedule on October 14th. They will complete three mows in October, two in November, and two in December. While mowing will occur every week, the property will be split into two sections to ensure efficient coverage.  

 

PRESERVE CLEANUP AND FAKAHATCHEE GRASS

The preserve cutbacks started this week. Yellowstone will provide me with the locations where they stop each week and where they plan to begin the following week. Next week, work will begin in the Horseshoe Bay, Harbour Isles, and front entrance areas.

Additionally, fakahatchee grass trimming and weed removal are expected to start next week. Yellowstone is aiming to complete all work by mid-November.

The trimming of the common area oak trees is scheduled to begin in late November. Once PCF provides the specific date, I will share an update accordingly.

 

PICKLEBALL CONVERSION

The contract lead time for resurfacing the tennis court and converting one into two pickleball courts is approximately 45 days from the receipt of the deposit, which was mailed on October 2nd. I will be contacted by project management soon to provide an estimated start date. 

 

HALLOWEEN DECORATIONS

As Halloween decorations begin to appear throughout the community, we’d like to remind everyone of the following guidelines regarding landscaping:

Decorations placed in hedges or bushes will prevent Yellowstone from trimming or cutting those areas to avoid damaging the decorations.

For decorations placed in the lawn, Yellowstone will avoid mowing within a 2-foot radius of the decorations.

Additionally, we kindly ask residents to be mindful of any lights or extension cords, ensuring they are safely placed and do not interfere with landscaping equipment.

SPECIAL PROJECTS UPDATE

 

 

YELLOWSTONE MOW SCHEDULE

Beginning the week of October 14, Yellowstone will start their bi-weekly mow schedule.  They will continue to mow every week, however, they will split the property into two.

They will complete 3 mows in October, 2 in November, and 2 in December.

 

PRESERVE CLEANUP

Yellowstone will begin the preserve cutbacks next week.  They anticipate the process will take roughly a month to complete.  They will focus on preserves that are only owned by the HOA.  

Preserves owned by St Lucie West Service District will not be touched.  Once this is complete, they are expected to begin trimming the fakahatchee grass along the lake banks.

 

.QUARTERLY DUES

This is a reminder that 4th Quarter HOA payments are due on October 1, 2024. Please ensure your payment is made by the due date to avoid any late fees or complications. Payments are due on the 1st of each payment period and are considered late after the 15th. Late fees and/or interest will be assessed.

Online Bill Pay: Utilize your bank’s Online Bill Pay service.

Mail Payments: Send your payment to the lockbox address  (PO Box 30351, Tampa, FL 33630-3351) with your 14-digit account number included.

All Special Assessment and In-Office Payments:  These payment methods are not affected by the new fee.

BUDGET APPROVAL MEETING

On October 17, the Board of Directors will meet to approve the proposed 2025 budget, where quarterly maintenance assessments will be considered.  The meeting will be held at 7 pm at the clubhouse.  For those that cannot attend in person, the zoom information was emailed to all residents who signed up for FS Residential email notifications.

 

SHRED EVENT

There will be a shredding event held at the St Lucie County Clerk of Circuit Court & Comptroller Annex, 250 NW Country Club Drive, Port St Lucie, 34986, on October 25 from 11 am - 2 pm.  St Lucie residents will be able to bring up to 3 banker boxes of documents per car to be shredded on-site.  This is a drive-up event.

SLWSD RATE INCREASE MEETING

 

St Lucie West Service District has announced a rate increase of 9% effective November 1.  There will be a public hearing to address the increase on October 8, at 9 AM.  The meeting will be located at:

OAK TREE TRIMMING

Trimming of all oak trees in common areas is scheduled to begin late November.  Once I have a set date, I will provide this information.

BOARD OF DIRECTORS MEETING

HOW DID THEY VOTE?

1. The Board of Directors approved the changes to the Rules & Regulations.  They updated Rules & Regs have been uploaded to the resident portal and website.

2. The Board of Directors approved the changes to the Modification Guidelines.  

3. The August 15 Board minutes were approved.  They have been posted to the resident portal for review.

4. The proposal with Sports Surfaces to resurface the tennis court and convert 1 tennis court into 2 pickleball courts was approved.  A start date will be provided once provided by the contractor.

5. ONR was approved to provide electronic voting services to the association.  

6. The board approved up to $1,000 to help fund the all age community Fall Festival.

7. Natalia Hatfield was appointed to the Special Projects Committee.  Thank you for volunteering.

8. A&P Pressure Washing was approved to complete the HI roof treatment.  This should begin next week.

9. The proposal to install an electrical outlet and replace the electrical panel at the pool equipment was approved.

10. The August financial was presented to the community.  The financial was posted to the resident portal for review.

ROOF TILES AT THE OFFICE

This is a reminder for residents that submitted a roof replacement modification.  After your application is approved, please retrieve your roof tile from the office.  If the tile is not picked up, it will be disposed of.

CAR COVERS

 Over the past few days, I have noticed car covers on cars parked in the driveways.  This is a reminder per the rules & regulations, that cars with covers on them must be parked in the garage.

 

ROAD RULES

This is a reminder to follow all posted speed limit and stop signs around the community.  The association has a traffic hawk placed throughout the community that will capture traffic offenders that will lead to a violation.  The speed limit in the community is 25 mph.

FEEDING WILDLIFE

 We would like to remind everyone that feeding wildlife within our community is against our rules and regulations.  While it may seem like a kind gesture, feeding animals can lead to various safety concerns.  It can cause animals to become reliant on humans for food and disrupt their natural foraging habits. They may also become aggressive or overly comfortable around people, posing a risk to residents and pets.  

Animals attracted to food may ALSO cause property damage to landscaping, gardens, and other property. 

We kindly ask all residents to refrain from feeding any wildlife on community grounds. This includes leaving food out in yards, common areas, or other outdoor spaces.  Birdfeeders are also not allowed.   

Thank you for your cooperation in helping to maintain a safe and healthy environment for everyone.

 We have noticed that umbrellas are being left up.  It is important to remember to close all umbrellas at the pool after use.  This will protect them from damage and extend their lifespan.

 

DIRTY ROOFS

 

The staff noticed many units throughout the community with dirty roofs.  The association is kindly requesting to notify the office once the roof has been cleaned.

SPECIAL PROJECTS UPDATE

 

ALLIGATOR

 Early this week, we notified the community of an alligator roaming the community.  The trapper captured a 7 foot alligator earlier this week.  There is still a 9-10 foot alligator roaming around the community.  If you spot the alligator, please notify the office so the trapper can be notified.

 

FRONT GATE GUESTS

This is a friendly reminder to utilize our gate access system when you receive an alert that your guests have arrived.  This will help avoid lines at the front gate and will always ensure that your guests are not turned away. There are several ways you can log a guest: 1. Call the gate system at 772-336-9824 2. PARKING ON THE GRASS

This is a reminder that parking on the grass is prohibited at all times.  Please inform your guests and vendors they may not park on the grass before coming on property.

 

BUDGET WORKSHOP

The Board of Directors will hold the budget workshop on Thursday, September 12, at 7 pm.  The budget as of that time will be posted on the resident portal the week of September 9 for owner reference.  Bear in mind this is a budget draft, and the budget will be approved at the October 17 board meeting.  The zoom information will be provided next week.

 

WALKING ON THE STREET

I have noticed some residents walking on the street instead of utilizing the sidewalk.  This can create a safety hazard when vehicles are approaching.  To avoid any potential accidents, please utilize the sidewalks when walking.

 

LABOR DAY OFFICE HOURS

The HOA office will close today at 3 pm, and will open on Tuesday, September 3 at 9 am for the Labor Day holiday.  All phone calls after 3 pm today will be returned on Tuesday.

SPEEDING

This is a reminder to follow the 25 mph speed limit in the community.  Lake Charles management has been informed on multiple occasions of drivers not obeying the posted 25 mph speed limit.

This is a reminder that the association uses a traffic hawk and will issue violations to those not following the posted speed limit.

BOARD OF DIRECTORS MEETING

HOW DID THEY VOTE?

 

1.The July 18, meeting minutes were approved.  They have been uploaded to the resident portal for review.

2. The July financial was discussed.  The financial has been uploaded to the resident portal for review.

3. ConnieSue Romeo & Sonja Grant were appointed to the CERT Committee.  Thank you for volunteering.

4. Robert Fairbanks was appointed to the Covenant Committee.  Thank you for volunteering.

5. Gerald Jackson was approved to complete the 2024-year end audit and tax return for the association.

6. Yellowstone was approved to complete enhancement work for the rear gate and the intersection of Lake Charles Circle/BLVD.

7. Solis roofing was approved to complete roof repairs at 1617/1619 Harbour Isles.

8. Solis roofing was approved to complete stucco repairs at 1602 Harbour Isles.

9. Barefoot Pools will begin their monthly pool services for the community on October 1.

10. The revised Comcast contract was approved, pending approval of legal counsel.

11. The management contract with First Service Residential was approved for another year.

12. The pool table was tabled until further details can be obtained to provided to the community.

 

SPECIAL PROJECTS UPDATE

 

 

ROAD PAVING PROJECT

The association has authorized the engineer to obtain bids from 7 contractors for phase 2 of the road paving project.

The engineer has received 1 bid.  We are waiting for the 6 remining bids.  Once received, the board will vote on a proposal.

 

TREE REPLACEMENTS

The Association has been in communication with the City regarding the replacement of the trees.

We are working with the City to set up a meeting to come up with a plan to present to the city for approval.

SIDEWALK UPDATE

 

The sidewalks on Munjack Circle should be completed this week.  Beginning on Monday, weather permitting, the sidewalks located at 1602 Harbour Isles, intersection of Lake Charles BLVD and Horseshoe Bay, and the front gate exit will be repaired next.

SPEEDING

 

We recently have received several complaints of residents speeding, driving reckless, and not fully stopping at a Stop sign, especially around Lake Charles Circle.   As a reminder there is a 25 MPH limit in this community and violators will be issued a fine.

SPECIAL PROJECTS UPDATE

 

SIDEWALK PROJECT 

The sidewalk repairs on Munjack Circle began Wednesday.  Weather permitting, the roots at the 4 locations should be removed today and the concrete poured shortly after.

Once Munjack is completed, 1602 Harbour Isles will be repaired.

 

COVENANT COMMITTEE

The Covenant Committee is looking for 1 member to serve, as they received a recent resignation.  If you are interested in serving on the committee, please complete the attached committee member application and return it to the office, or by email to jonathan.luisi@fsresidential.com 

You must be listed on the unit warranty deed to be considered eligible to apply.

 

TROPICAL DISTURBANCE

 A tropical disturbance in the Atlantic is being tracked through the northern Caribbean islands, and could form into Tropical Storm Debby as it crawls near the eastern Gulf of Mexico and Florida this weekend into early next week.  We are likely to see heavy rain in the upcoming days.  Please make certain there is nothing outside that could become a flying debris hazard.

We are continuing to track the storm daily, and will provide updates as they become available.

 

GRASS ALONG DRIVEWAYS

It was observed 2 weeks ago that there are many driveways throughout the community with dead/dying patches of grass along the edges of driveways.  An inspection of the community is taking place.  Yellowstone will replace the patches of grass that should be replaced by August 16.  If new sod is installed, the owner should water the sod regularly.

SPECIAL PROJECTS UPDATE

 

 

ALLIGATOR/NO SWIMMING SIGN

The association recently installed an alligator/no swimming sign at the boat ramp area for insurance purposes.  

It has been brought to my attention this sign was stolen at least twice.  

Bear in mind, the payment of replacement signs comes from maintenance fees. 

The association will take appropriate action if it's determined who is responsible for stealing the signs.

SIDEWALKS

The sidewalk repair project is continuing.  The sidewalks on Lake Charles Circle have been poured, and are awaiting root barrier installation.  The contractor will begin Munjack Circle once the sidewalk at 561 St Georges Bay has been completed.  

 

POOL ETIQUETTE

Please adhere to the posted pool rules to ensure everyone's safety.  Always practice proper pool etiquette by cleaning off the tables after using them.  Put the umbrellas down and put the chairs back where they belong.

 

FRONT EAST FOUNTAIN

The repair of the front eastern fountain has been authorized.  The fountain had low pressure due to a cut pipe.  The repair is expected to be completed by the end of next week.

 

BICYCLES

There are many residents that ride their bikes in the community.  To ensure safety, please adhere to the below.

  • Wear a helmet when biking. If a rider or passenger is under 16, they must wear a helmet that is properly fitted that securely fastens to the passenger’s head by a strap.
  • Ride on the right side of the road, with the flow of traffic.
  • Use hand signals when turning and obey all traffic signs.
  • Lighting equipment is required at night.
  • You must have properly working brakes.
  • Do not wear earbuds in both ears.

 

PHASE 2 OF ROAD PAVING PROJECT

The City has approved the plans for phase 2 of the road paving project.  Contractors have been contacted to provide bids for the project.  The Board will vote on the bids once they are received.

BOARD OF DIRECTORS MEETING

HOW THEY VOTED

1. The June 20, 2024 meeting minutes were approved.  They have been uploaded to the resident portal for reference.

2. The June financials were reviewed.  The financials are available on the resident portal for reference.

3. Pools USA was approved to replace the VSP Drive that was overheating.  This will come from the Reserve funds.

4. Pools USA was approved to seal the pool filtration tank.

5. Automatic Access & Video was approved to replace the gate module and battery backup for the front swing gate.

6. Maria Corso was appointed to the Special Projects Committee.  Thank you for volunteering.

7. Joseph Amanno was appointed as an advisor to the board for insurance.

8. A&P Pressure Washing was approved to clean the Harbour Isles gutters.  This should begin Tuesday.

9. The Governing Documents (Bluebook) was approved to be renewed for another 30 years per Florida Statutes.  The documents will be provided to the attorney for filing next week.

 

SPECIAL PROJECTS UPDATE

 

SIDEWALK UPDATE

The sidewalk repairs are still in progress.  Concrete on Lake Charles Circle should be completed today, weather permitting.  561 St George has begun this morning.  Munjack Circle will be the next set of sidewalks to be repaired.

 

PICKLEBALL

 The Board approved the attorney to craft the consent to convert 1 tennis court into 2 pickleball courts at the last meeting.  The process to obtain signatures will begin on August 1.

 

DEAD GRASS ALONG DRIVEWAY EDGES

I along with many residents have noticed dead grass along some driveways throughout the community.  Yellowstone is aware of this issue.  They informed me they are going to wait 2 weeks to see if the grass grows back.  If the condition does not improve, these areas will be re-sodded.  Residents will need to keep up with their irrigation if these areas are re-sodded.

SIDEWALK PROJECT UPDATE

 Pouring of the sidewalks has begun on Lake Charles Circle and will continue throughout next week.  Once the circle is completed, the sidewalks on Munjack Circle will be repaired.

 

PRESERVE CLEANUP

The Board of Directors approved the preserve cleanup at the last board meeting.  The cleanup is scheduled to begin on October 1.  This will only be the locations that are owned by the association.  Locations owned by SLWSD will not be touched.

 

MAINTENANCE FEES

This is a reminder that the 3rd quarter assessments are due for Lake Charles Association, Inc., on July 1, 2024.  Payments received after the 15th of July may be assessed a late fee.  To avoid any late fees, please make sure that you send in your payments early.  If you are mailing your check, please reference your account number; below is the mailing address:

The MOD Committee meeting on Wednesday, July 3 is canceled because of the July 4 holiday.  The next meeting will be on Wednesday, July 10, at 9 AM.

 

TRASH PICKUP

Trash pickup next week will not be impacted as the holiday falls on a Thursday.  Trash will be picked up on Wednesday, July 3.

 

HOLIDAY OFFICE HOURS

 The HOA office will close at 3 PM on Wednesday, July 3 for the 4th of July.  The office will open on Friday, July 5 at 9 AM.  This is a reminder that fireworks are prohibited in the community.

If you have family and friends coming for the holiday, please be sure to call them into the gate or add them to your guest list to avoid long lines at the front gate.

BOARD OF DIRECTORS MEETING

HOW DID THEY VOTE?

 

1. The May 16 minutes have been approved.  They will be uploaded to the resident portal for viewing.

2. James Scott has been appointed to the California Widening Committee.

3. Nilda Calvet & Bonnie Boaz were appointed to the Landscape Committee.

4. Millicent Jackson was appointed to the CERT Committee.  Thank you for volunteering.

5. The recommended banking changes were approved.  FSR completed a bank analysis, and the association will receive $31,000 more in annual interest from these changes.

6. Subzero has been approved to replace the guardhouse AC unit.  

7. Creative Measures has been selected to provide monthly commercial irrigation services for the association.  Single family units may use any irrigation service provider for their properties as they see fit.  Common area and Harbour Isles irrigation problems should be reported to the office.

8. Yellowstone has been approved to complete the Preserve Cleanup around the community.  Once I have an estimated start date, I will notify the community.

9. Ben's Pest Control will increase the number of visits in Harbour Isles from once a month to twice a month.  This change will become effective starting July 1.

10. Legal will craft the consent to convert 1 tennis court into 2 pickleball courts.

IRRIGATION RESTRICTION UPDATE

Per SLWSD the irrigation restrictions have been rescinded beginning Monday, June 17.  The irrigation will be on starting Monday's at 9:30 am, and will turn off on Friday at 9:30 am.  It will remain off till Monday at 9:30 am.  For questions, contact SLWSD at 772-340-0220.

 

IRRIGATION CONTRACTOR

The current irrigation contractor; Allways Wet Irrigation is closing their doors and moving to North Carolina on June 30.  The board will vote on a new irrigation company at the next board meeting.  Once the new company has been selected, I will provide the contact information to report irrigation issues on single family properties.  Irrigation issues on common area and Harbour Isles should still be reported to the office.

 

GATE ACCESS

There are still residents not calling their guests into the gate resulting in longer wait times to enter the property.  This is a reminder to please add your guests to your guest list through gateaccess.net or by calling 772-336-9824.  You must have your 4 digit PIN when calling.

 

ST CROIX LIFTSTATION

SLWSD has informed me that the street on St Croix has been opened.  The sidewalk from 729 St Croix going to St Thomas Cove will remain closed until further notice.  SLWSD apologizes for the inconvenience and thanks you for your patience. 

 

HOLIDAY OFFICE HOURS

GRASS TREATMENT

Royal Green began spraying fertilizer, insecticide, and weed control on the grass yesterday.  Please try to refrain from walking on the grass for the next few days.

 

TRASH CANS

The staff continues to see trash cans being stored visible from the street.  The staff has been issuing violations for these infractions.  This is a reminder that trash cans must be stored outside of street view on non-pickup days.

 

HURRICANE GUIDE

Hurricane season has begun.  It is important to be prepared in case of a natural disaster.  First Service has prepared a hurricane guide for the residents to review.  The guide has been uploaded to the community website.  Please check the attachment to review and remember to stay safe this hurricane season.

The City of Port St Lucie will host the 18th annual Hurricane Preparedness Expo tomorrow, June 1.  This event will be held at the MidFlorida Event Center located at 9221 SE Event Center Place.  The time is from 10 am - 2 pm.  For further information, please click here.   

STOP SIGNS

There are still vehicles not coming to a complete stop at stop signs.  This is a reminder to follow all road rules and stop at all stop signs throughout the community.  The association has a traffic hawk capturing driving infractions.

ROAD RULES

All children are out of school and will be outside more this weekend.  Please watch for pedestrians and bicycles, obey the 25-mph speed limit, and stop at all stop signs within the community.  We want to keep everyone safe so we all can have a stress-free holiday.

POOL

If you are planning on using the community pool, we ask that you obey the posted pool rules for your safety and enjoyment.  Please respect the rights of others who are using the pool.  **Pool hours are 6:00 am - 10:30 pm.**  The pool gates will automatically lock after 10:30, so please try to be out of the pool before this time. 

 

VIOLATIONS

This is a reminder that if you receive a first notice of violation, please contact the office to inform of the violation being cured.  The staff discovers that the majority of resident comply with the violation, but fail to inform the office of curing the violation.

1.Ronnie Lebar was appointed to the California Widening Committee and Virginia Waters to the Landscape Committee.  Thank you for volunteering.

2.The Pool contractor was approved to repair the pool heaters.

3.Titan Gutters was approved to repair the drainage issue on New Castle Cove in Common area. 

4.The 2024 Hurricane Plan was approved.  Next week, I will send out further information to the community.

5. PCF Enterprises was approved to trim the oaks damaging sidewalks.  This will begin next week.

6. Turn of the Century was approved to remove and replace the damaged sidewalks that are trip hazards.  (The damaged sidewalks will be removed and taped off after the trees are trimmed.  The sidewalks will be replaced after the roots are removed and the barriers are installed)

7. PCF was approved to remove the roots and install the root barriers.  (This will begin after the sidewalks are removed)

8. Yellowstone has been approved to remain on the property to continue their services.  They have offered to removed the sand at the playground and install rubber play mulch at no additional cost to the association.  There will be no change to the services provided.

IRRIGATION RESTRICTIONS

 Due to the continued lack of rainfall the District will need to expand on the irrigation restrictions originally sent out on April 18th and May 1st, 2024. 

 

Starting on May 20th, 2024, the irrigation system will be available starting Tuesdays at 9:30am and ending Thursday at 9:30am. This will give all residents an opportunity to perform maintenance as well as run their irrigation system 1-day out of their allotted 2-day schedules.

PARTIAL ROAD AND SIDEWALK CLOSURE

 This will only impact those traveling on St Croix.  Starting on Monday, May 20, SLWSD will be working on the lift station next to 729 SW St Croix Cove.  During this time, the sidewalk from this location to St Thomas will be closed, the road on that side same distance will be closed.  Please be careful of oncoming traffic while traveling on St Croix.

 

PALM TREE TRIMMING

PCF will begin trimming the palm trees in the common area next month.  Once I have an exact start date, I will inform the community.

 

MEMORIAL DAY

The HOA office will be closed on Monday, May 27 for the Memorial Day holiday.  The office will close at 3 pm Friday, May 24.  We will open on Tuesday, May 28 at 9 am.

 

YARD DEBRIS

The staff continues to see yard debris at the curb before the allowed time.  The staff has been sending violations for this infraction.  This is a reminder that yard debris cannot be placed at the curb before 3 pm Tuesday afternoon.

EXTERIOR & SCULPTURES/FLOWER POTS

 

Sculptures and ornaments are only allowed within the covered "loggia" or inside any walled entry way to the front entry of the home.  In Harbour Isles, inside of the courtyard is considered the same as covered "loggia" or inside any walled entry way.  All sculptures and ornaments must be removed before a hurricane or a tropical storm.  Reminder, only 4 flowerpots in the front entry to residences are allowed within the covered "loggia" only or inside any walled entry.  The pot colors must be complimentary to the house, no green or black plastic "nursery" pots are allowed.  Living plants only.  Over the next few weeks, the management staff will be out reviewing the community for any violations.

 

HURRICANE SHUTTER REMINDER

Installation of hurricane shutters require an Architectural Modification approval.  They may not be used for security.  Shutters may be put up a maximum of 72 hours before a storm and must be removed wtihin 48 hours after the storm.  Homeowners who plan to be away during hurricane season must notify the management office ahead of time with the date their shutters will be closed.  The maximum time hurricane shutters can remain up is 21 days.

PHONE BLASTS

The office has begun utilizing a phone alert system for community updates.  The resident will receive a phone call after hours with an automated message regarding a community update or urgent message.  This will not occur daily, and email updates will still occur normally.

 

MODIFICATION APPLICATIONS

Many residents throughout the community are conducting exterior modifications to their homes.  Once the modification is complete, please notify the office so that we can close out the modification.

 

FEEDING WILDLIFE

We would like to remind everyone that feeding wildlife within our community is against or rules and regulations.  While it may seem like a kind gesture, feeding animals can lead to various safety concerns.  It can cause animals to become reliant on humans for food and disrupt their natural foraging habits. They may also become aggressive or overly comfortable around people, posing a risk to residents and pets.  

Animals attracted to food may ALSO cause property damage to landscaping, gardens, and other property. 

We kindly ask all residents to refrain from feeding any wildlife on community grounds. This includes leaving food out in yards, common areas, or other outdoor spaces.  Birdfeeders are also not allowed.   

Thank you for your cooperation in helping to maintain a safe and healthy environment for everyone.

 

SPRINKLERS

While riding through the community, I have noticed some residential sprinklers spraying on the sidewalks instead of their lawns.  Please make sure that your sprinklers are functioning properly and contact the irrigation company at 772-489-0606 for any sprinkler maintenance on residential property.

IRRIGATION REMINDER

"Due to current drought conditions, beginning Monday April 29th, 2024, the Irrigation system will be turned off on Monday, Wednesday, and Thursday from 9:30am -5:30pm. The system will operate from Monday 5:30 PM-Wednesday 9:30 AM, Wednesday 5:30 PM-Thursday 9:30 AM, and Thursday 5:30 PM-Friday 9:30 AM.  We recognize the necessity for maintenance work and will leave the Irrigation system on every Tuesday to address any maintenance issues. Please note these restrictions will not interrupt anyone’s regularly scheduled irrigation times as most of those allotted times are during the overnight hours.

Upon weekly inspections the staff continues to spot trash cans visible from the street. 

This is a reminder that trash & Recycling containers should not be visible from the street or

DUMPSTER NEXT TO TENNIS COURTS

 This is a reminder that dumpster is only for HOA use, (Special projects events, clubhouse reservations).  The Dumpster is now behind a closed gate.  The association has surveillance watching the dumpster area.  Any resident caught dumping their trash in the dumpster will receive a violation.  If you have excess trash, please do not leave trash in front of the dumpster or throw it over the fence.  Please bring the trash to the area off Crosstown PKWY and Cameo BLVD behind Centennial High School.

 
DOCKS

Dock inspections were completed a little under 30 days ago.  If you have not done so, please email or call us to let us know you have corrected the infraction so we can close out your violation.

When you visit the Community library, please remember to put the books back on the shelves after you've finished using them.  The staff appreciates appreciates your cooperation in keeping our library a welcoming and organized space for everyone.

 The California Widening Committee is currently active and eagerly seeking volunteers to assist with various tasks.
 
You will find an application form detailing the tasks here.  Please take a moment to review the form.  Once you have completed the application form, you can submit it to the HOA office.  Your involvement is crucial to the success of our initiatives, and we greatly appreciate your willingness to participate.  Together, we can make a difference in our community.
 

 

 

TREE TRIMMING

 While riding through the community, I have noticed many trees on resident's property needing to be trimmed.  This is a reminder that any tree on resident property that is over 12 feet in height or behind the AC unit of the house, is the responsibility of the resident to maintain.

DOCK INSPECTIONS

The staff has been completing the inspections of the docks throughout the community.  While out in the community, I have noticed that boats are being stored in the littoral zone/shoreline, boats are stored on the grass, and some docks do not have numbers on them.  This is a reminder that boats cannot be stored in the mentioned areas, must be registered with the office, and all docks must have numbers on them for proper identification.

 

TRAFFIC RULES

It has been brought to my attention there are golf carts speeding through the side roads.  The traffic rules for vehicles also apply to golf carts.  Please be mindful and aware of your surroundings when driving through the community.

BOARD WORKSHOP

The Board of Directors will hold their monthly workshop on March 14 @ 10:00 am. This will be a hybrid event held in the clubhouse. For those that cannot attend in person, the zoom information was emailed to all residents who signed up for FS Residential email notifications.

                    
YARD DEBRIS

Over the past few weeks, I have noticed residents placing yard debris at the curb before the allowable time for trash pickup.  Yard waste may not be placed at the street before 3 PM on Tuesday afternoons.  Please make arrangements to refrain from placing debris at the curb until the allowable time.  


PARKING REMINDERS

This is reminder that parking in the grass and on the sidewalk is not allowed.  Parking on the street is not allowed between the hours of 2-6 AM.  If you or your guest needs to park in the West clubhouse parking lot, you will need to obtain a parking pass front the front guard gate.  Parking passes are only valid for 3 nights a month.

    LARGE ALLIGATOR SIGHTING

It has been brought to our attention by multiple Residents about the very large Alligator sighting. We have contacted the Alligator Nuisance hotline, and a trapper has been dispatched. We will update the community once it is captured.  Be mindful when walking your Pets near our Lakes.

On Thursday, March 7, at 7:00 PM, the association will hold an event in the clubhouse for Councilman David Pickett.  This will be your opportunity to not only meet the Councilman, but to also ask questions as he will discuss the California Widening project, SLW widening, and other items currently happening in the Lake Charles area, and the City in general.

LANDSCAPING DEBRIS

I have still noticed residents placing landscaping debris at the curb before the allowed time per the Rules & Regulations.  This is a reminder to please refrain from placing debris at the curb no earlier than 3 PM Tuesday afternoon.  The staff is conducting regular inspections and are sending letters to residents violating this rule.

MEET THE CANDIDATE NIGHT

 

On Monday, February 12, starting at 7 PM, the association will host the annual Meet the Candidate Night event at the Clubhouse.  Owners are encouraged to submit their questions for the event.  This is your chance to learn more about the candidates and where they stand on different issues facing Lake Charles.  Please fill out and submit the attached Question Submission Form to the HOA office no later than this afternoon at 4 PM.  Questions submitted after this time will not be accepted.  

 

ELECTRONIC VOTING

 It is not too late to register to vote electronically.  Voting electronically will allow you to vote from your home or anywhere you desire, instead of in-person.  Please fill out the attached electronic communication form and submit it to the office or email to jonathan.luisi@fsresidential.com If you vote electronically, you will not be able to vote physically.

This is a reminder that the Annual Members meeting will take place on Monday, February 26, at 7 PM.  Owners that registered to vote electronically received their 2nd Annual Meeting Package Monday morning.  Units that chose to vote on paper, those 2nd Meeting Notice packages were mailed Monday, February 5.  Owners should be receiving via US mail beginning this week.  Please place both the yellow form and blue forms in the return envelope and submit them to the office.  

 

PRESIDENTS DAY

 The HOA office will be closed on Monday, February 19, in observance of the Presidents Day holiday.  The office will re-open on Tuesday, February 20, at 9 AM.

The association will host a Meet the Candidate Night event on Monday, February 12, at the clubhouse.  Next week, a question submission form will be e blasted with information on how to submit your question for the candidates.  The information for the candidates running and the zoom information will also be included in the e blast.

COLORED LIGHTS

 I have noticed multiple units throughout the community displaying colored exterior lighting.  This is a reminder that only white exterior lighting is allowed.  If you have colored exterior lighting, please change them to white lights ASAP.

 

PICKLEBALL MEETING

This Wednesday at 1 PM in the clubhouse, the Beachclub committee will meet to discuss the possibility to convert one of the tennis courts to pickleball courts.  The pricing and planning will be discussed.  Come out and provide your input to learn about the proposed changes.

 1. The board approved the December 21, 2023 minutes.  The minutes have been uploaded to the owner's portal for review.

2. Mike Estes reviewed the December 2023 financial report.  This report has been uploaded to the owner portal for review.

3. The Board approved the updated Covenant Committee procedure policy.  This updated policy is available on the owner portal for review.

4. Pending legal legislation was discussed.  Further updates will be provided to the community.

5. There will be a meeting on the California widening project on Thursday, January 25, from 5-7 PM at Manatee academy.

The Board of Directors has approved the Electronic Voting with Becker Ballot.  Owners will be able to vote online for annual elections and various community related topics.  In order to vote online, please fill out and submit the attached Electronic Consent form.  Completed form can either be submitted in person to the office, or emailed to jonathan.luisi@fsresidential.com.  Only one form will be accepted per household.  Owners that register to vote electronically will receive the 2nd annual meeting package via email only to the email address that was used to register.

 

HARBOUR ISLES DRAINAGE

I was informed of a drainage issue near the podocarpus hedge in Harbour Isles.  Titan Gutters will be on site Monday, February 6 to fix the drainage.

Phase 1 of the sidewalk project is complete.  Residents that were unable to access their driveway during this project will have access beginning Saturday morning.  Security has been informed and will issue tickets to vehicles parked in the street overnight during restricted times.

SIDEWALK REPAIR PROJECT

Phase 1 of the sidewalk repair project is set to begin in the upcoming days.  Units who's driveways will be impacted will be contacted individually via phone call today for parking instructions.  These units will be temporally exempted from the "No Parking in the street overnight" rule until their unit is complete.  The "No parking in the grass" and "No parking blocking the sidewalk" rules will be enforced on all units regardless of who's sidewalks are being repaired.   

 

PROPOSED STATE LEGISLATION

At the January 11th board workshop, Terry Garrity and Joe Alice detailed a couple of the most impactful proposed new pieces of legislation affecting HOAs being discussed and voted in the 2024 Florida legislative session. A number of residents requested a write-up of this information to the community to allow residents to familiarize themselves with the legislation being considered.  Please see the attachment for further information.

HOLIDAY DECORATIONS

This is a reminder that Christmas decorations may be displayed until January 10.  Once this date passes, please remove all Christmas decorations at your earliest convenience.  

 

HOLIDAY OFFICE HOURS

The HOA office will be closed on Monday, January 15, for the Martin Luther King holiday.  The office will reopen on Tuesday, January 16, at 9 AM.

 

QUARTERLY ASSESSMENTS

This is a reminder that the quarterly assessments are due as of January 1.  They will be considered late if received after the 15th of the month.

A Notice of Assessment was mailed to all of the owners at the end of October stating how much the dues are and instructions on submitting payment.

TRASH AND RECYCLING CONTAINERS

This is a reminder that trash pickup is every Wednesday.  There have been multiple sightings of trash containers visible from the street on non pickup days.  Please store all trash containers out of street view on non-pickup days.

SENIOR PICKLE BALL ACHIEVEMENTS

On October 26th, the Lake Charles Pickleball teams competed in the Martin County Senior Games at Halpatiokee Park, in Stuart.  We would like to congratulate the players for their wonderful achievements.  

For the Men's Doubles 3.0 and under skill ages 50-64; residents Carlton Lowe & Joe Brocco received Bronze.

Women's Doubles 3.0 and under skill; residents Sandra Rae and Clara Gonzalez received Silver.

HARBOUR ISLES WINTER NEWSLETTER 

The Winter newsletter has a section for Harbour Isles that states it was written by Harbour Isles chairperson, Ronnie Lebar.  The article was actually written by Gail DiBiasio.  

DIRTY ROOFS

 The number of units with dirty roofs has decreased over the past 2 months, however there are still quite a bit of units with dirty roofs.  The staff is conducting regular inspections and is on the look out for roofs that need to be cleaned.  Owners with the exception of Harbour Isles are responsible to maintain and clean their roofs periodically.  For those that have dirty roofs, please be sure to get your roof cleaned ASAP.  

 

SIDEWALK REPAIRS

 At the last board meeting, the Board approved the proposal for phase 1 of the sidewalk repair project.  I will be meeting with the contractor next week to go over the procedure for the repairs.  The project should begin shortly after discussions with the vendor.

FRONT GATE UPDATE

This is a reminder to please add your guests to your guest list.  During the Thanksgiving holiday, it was determined that many guests were not added to the ABDI Gate List causing numerous delays and back up traffic.  To better improve and help alleviate this problem over Christmas Eve and Christmas Day, management and the BOD ask that residents add their guests to their ABDI guest list prior to the guests arriving.  If your guest is not on the guest list by the time they arrive at the gate, the guard will refuse entry, and the guest will need to contact the resident to arrange access.  Further information is attached to this email.  Frequent reminders will be sent each day next week leading up to the Christmas holiday.

 

ELECTRONIC VOTING

The Board of Directors has approved the Electronic Voting with Becker Ballot.  Owners will be able to vote online for annual elections and various community related topics.  In order to vote online, please fill out and submit the attached Electronic Consent form.  Completed form can either be submitted in person to the office, or emailed to jonathan.luisi@fsresidential.com.  Only one form will be accepted per household.

 

 ANNUAL MEETING NOTICE

 The first notice of Annual Meeting was mailed at the beginning of the month.  Owners who wish to run for the Board should submit the completed Board Candidate Form to the HOA office no later than January 26 at 4 PM.  Forms submitted after this date will not be accepted.

 

OFFICE CHRISTMAS HOURS

 The management office will be closed on Monday, December 25, for the Christmas holiday.  The office will re-open on Tuesday, December 26 at 9 AM.  The staff wishes all residents a happy holiday and Merry Christmas.

 

LOST AND FOUND

As a reminder there is a Lost and Found box located in the Club house.  We recently found a Lost Key and two Debit Cards.  Please see contact Donna if you have lost any of these items.

 

ROOF VIOLATIONS AND EXTERIOR MAINTENANCE

If you have received a roof violation notice, please let the office know when completed so we can come out to do a final inspection and close out the violation. In the beginning of the year, we have a plan in place to come out and do a full inspection on all properties.  

Please make sure the exterior of your homes are in compliance with the Rules and Regulations of the Association.

 

LANDSCAPE DEBRIS

 This is a reminder that trash pickup is each Wednesday.  Residents should refrain from placing yard waste at the end of the driveway before 3 PM the day before scheduled pickup.  Placing yard waste at the end of the driveway prior to the allowed time is a violation of the Rules & Regulations and subject to a fine.  Residents that need to place the waste out prior to the allowed time, please inform the office

BOARD OF DIRECTORS MEETING HOW DID THEY VOTE

 

The October 19 minutes were approved and have been uploaded to the resident portal for review.  The Board voted to approve the Covenant's Committee Policy & Procedures. 

The Board voted to terminate the services with Brian Felter Pool Services and hire Pools USA for monthly pool services at the clubhouse effective January 1, 2024.  

I'd like to welcome Thomas Bagby to the Covenant Committee and Nilda Calvet to the Landscape Committee.  Thank you both for volunteering.

  

 

 

The management office will be closed on Thursday, November 23, and Friday, November 24 for the Thanksgiving holiday.  The office will re-open on Monday, November 27 at 9 AM.  The management staff want to wish all the residents a happy and safe Thanksgiving.

OVERNIGHT PARKING

This is a reminder that vehicles may not be parked in the street between the hours of 2-6 AM.  Vehicles may not be parked on any portion of the grass or blocking the sidewalks at any time.

Property owners or overnight guests who cannot park in their garage or driveway without blocking the sidewalk, may obtain a permit from the gatekeeper at the front gatehouse to park at the West Side Beach Club parking lot. Permits will be issued for a maximum of three (3) days.

2024 BUDGET AND QUARTERLY PAYMENTS

 The Board of Directors approved the 2024 annual budget at the October 19th meeting.  A copy of the approved budget will be mailed to all owners.  Coupon books will no longer be mailed.   Owners instead will receive a Notice of Assessment.  

This notice will explain how much your quarterly fees are, when they are due, how to pay, and explains how to make an online payment through Clickpay. The Notice will only be mailed one time, so please do not mail it with your payment.

PLEASE STOP THE HUNGER

This Wednesday, November 1 is the last day to donate to the Treasure Coast Food Bank.  First Service Residential placed a food donation bin at the clubhouse for residents to donate food.  We would like to thank all of the residents that have donated.  Your support goes a long way to those in need this holiday season.

BOARD OF DIRECTORS MEETING - OCTOBER 19, 2023 - How did they vote?

1. The September 21 minutes were approved.  These minutes have been uploaded to the resident portal for review.

2. Mike Estes gave the September financial report.  The financials have been uploaded to the resident portal.

3. The tree trimming contract with PCF Enterprise was approved at the September 21 meeting.  Tree trimming will begin starting in November.

4. The 2024 annual budget was approved.  A copy of the approved budget will be mailed to all owners to the address on file.

5. The Video Retention Policy was approved.  The policy has been uploaded to the resident portal for review.

6. The Channel 63 subscription has been canceled.  October 31 is the last day the channel will be active.

7. Welcome Brenda Alfred and Kim Gargano to the Beach Club Committee.  Thank you for volunteering.

8. Welcome Timothy Whalen to the Covenant's Committee.  Thank you for volunteering.

9. All future Board meetings will be held in the evening hours when possible.  Workshops will still be held at 10 a.m.

MODIFICATION APPLICATIONS

 There is a new Modification website where residents can submit their Modification applications online.  This will cut down on paper and residents receive email updates on the status of their modification applications.  The website can be accessed through the resident portal by clicking here.

 It has been reported that there are multiple units in the community that have dirty roofs.  This is a reminder that residents (excluding HI) are responsible for maintaining and cleaning their roof periodically.  Please make arrangements to clean your roofs at your earliest convenience.  

LANDSCAPING

Please do not speak to the landscapers.  If you have a landscaping concern or work order, please notify the office.  Beginning in November, Yellowstone will begin the trimming of the grass at the lakes as the every other week mowing will begin.

Come and enjoy friendly games of BINGO.  This evening.  Doors open at 6:00 P.M.  Games start promptly at 7:00 P.M.  Cost is $5 for a card and you can purchase extra cards at 3 for $1.

Halloween is just around the corner, and we're excited to create a spooktacular experience to our community.  To make this year's Halloween extra special we are looking for enthusiastic volunteers to join us on Halloween night for a candy distribution event. It is a fantastic opportunity to get into the Halloween spirit, connect with your neighbors, and make the evening unforgettable for our kids.

The Board of Directors has approved the Electronic Voting with Becker Ballot.  Owners will be able to vote online for annual elections and various community related topics.  In order to vote online, please fill out and submit the attached Electronic Consent form.  Completed form can either be submitted in person to the office, or emailed to jonathan.luisi@fsresidential.com.  Only one form will be accepted per household.

 

PLEASE STOP THE HUNGER

 With the holidays just months away, First Service Residential will be placing food donation boxes at the clubhouse for residents to donate food to the Treasure Food Bank.  The drop-off will begin on September 1 through November 1.  The goal is to collect 10,000 pounds of food in two months.  Please help us stop the hunger.  That you for your donations.

 There is a new Modification website where residents can submit their Modification applications online.  This will cut down on paper and residents receive email updates on the status of their modification applications.  The website can be accessed through the resident portal by clicking here

STORAGE OF TRASH CONTAINERS

LOOKING FOR VOLUNTEERS

  Lake Charles Association is looking for volunteers for the Beach Club Committee.  Committee members will be overseeing and helping facilitate the rentals in the clubhouse, keep the library organized and have a second set of eyes on the amenities that Lake Charles residents enjoy.  If you were thinking of volunteering, this may be a good place to start.  If you are interested, the volunteer form is attached to this email.  Please fill it out and return it to Jonathan Luisi at jonathan.luisi@fsresidential.com or drop if off to the clubhouse.  Thank you for volunteering.

 BOARD OF DIRECTORS MEETING - SEPTEMBER 21, 2023 - How did they vote?

1. The August 17 minutes were approved.  These minutes have been uploaded to the resident portal for review.

2. Terry Garrity gave the August financial report.  This report can be found in the Executive Summary in the resident financial package on the resident portal.

3. Welcome Nelson Conley to the Covenant Committee.  Thank you for volunteering.

4. Timothy Rose Contracting has been approved to repair the sidewalks throughout the community.  Repairs should begin in the upcoming weeks.

5.  The rubber tree will be removed behind 745 SW Aruba Bay.

6.  PCF Enterprises has been approved to be the tree trimming vendor for the community.  

7.  Beth Angelo has been selected to be the liaison for Beach Club, Newsletter, and Orientation Committee.  Thank you for volunteering.

8. Valley Bank has been selected to be the new association insurance agent of record.

9. The management contract with FirstService Residential has been renewed.  We are excited to serve the community and look forward to working with each and every resident for the next year.

 LANDSCAPE REMINDERS

 Please remember to keep your trees trimmed in your backyards and pick up any trash, bins, toys and hoses.  Yellowstone has been unable to mow some of the lawns due to these items.  As a reminder, trimming only happens from the AC forward. Yellowstone does not trim any shrubs located in the backyards.  The landscapers will not be held liable for ripped screening unless the owner has made an effort to create a border around the screens.  Mowing will continue every week for the month of September.  All work orders should be directed to the office at (772) 336-5966.

 COMCAST EVENT

 On Thursday, September 28, from 12-2, Comcast will be at the Clubhouse to discuss their new Storm Ready wifi and mobile: a cellular data backup to Xfinity Gateways that allows customers to stay reliably connected through network and power outages.

4th QUARTER ASSESSMENTS DUE - OCTOBER 1, 2023

This is a reminder that the 4th quarter assessments are due for Lake Charles Association on October 1, 2023.  Payments received after the 15th of October will be assessed a late fee.  To avoid any late fees, please make sure that you send in your payments early.

OWNERS PORTAL

The new and improved August financial format have been uploaded to the portal.  The new format provides you with a Table of Contents, an Executive Summary and all of the bank accounts in one location.  You can log onto the portal at https://lakecharles.connectresident.com to view the financials.

You can now submit your Architectural Modification applications via the portal from the convenience of your own home.  You will be able to submit your photos and additional items needed online too.  If you need help with the portal, we are happy to help.  By utilizing the online portal saves the association money on copying costs and paper.  Thank you for using the portal.
